I just read through it (it's 23 pages) and here's a sample of the interesting data it has:

 

CHARACTERISTICS OF HOME BUYERS
• The median age of home buyers was 37 years old. Among first-time buyers, the median
age was 31.
• The 2006 median household income of home buyers was $70000 compared to $74,000 among
all home buyers nationally.
• Sixty-five percent of home buyers reported that there were no children under age 18
residing in the home.
• Fifty-nine percent of home buyers were married couples, 21 percent single females, 11
percent single males, and 7 percent were unmarried couples.
• Six percent of home buyers reported they were born outside the United States,
compared to 9 percent nationally.
• First-time home buyers accounted for 45 percent of homes purchased in 2007.
• Fifty-five percent of first-time home buyers were between 25 and 34 years old.
• The median income of first-time home buyers was $57800 compared to $58,600 among
all first-time buyers nationally.
• Sixty-eight percent of home buyers between 18 and 24 purchased a home because of
their desire to own a home of their own and establish a household.
• Twenty-seven percent of home buyers reported using social networking Web sites, such
as, MySpace, Facebook, LinkedIn, and Friendster. Among home buyers aged 18 to 24, 45
percent reported using social networking sites.
CHARACTERISTICS OF HOMES PURCHASED
• Fourteen percent of recent home buyers purchased newly-built homes.
• Sixty-five percent of homes purchased were detached single family homes.
• The typical home buyer purchased a home 10 miles from their previous residence.
• The median price of homes purchased was $175000 compared to $215,000 in the U.S.
• The typical buyer purchased a home that was 1860 square feet in size.
• Recent home buyers plan to live in their home a median of 10 years.

Co-Marketing Partnership?

Does anyone have any experience with forging a relationship with another brokerage to help co-market properties? I"m working a deal now with a firm that specializes in commercial only. We're trying to work it out so I will help them market their properties here (they don't have an office in town or access to our MLS yet do get some commercial listings) and in exchange they will add my listings to their website and help me attract buyers to my commercial stuff.

How Will Duck Farm Affect Property Values?

Anybody have any first hand knowledge with duck farms and how a new operation coming to a rural, predominantly agricultural area will affect neighboring property values?

 

Neighbors are worried the waste and potential pollution will hurt their property values. This could happen. Anybody have any anecdotes or ideas to share here?

Don't look if you're squeamish

Okay, I do NOT want to harp on the topic of negative, depressing news. But this is important for us to know:

 

The U.S. foreclosure rate last month was one filing for every 534 homes.

 

1 in 534 homes!  OUCH! No wonder we keep seeing negative stories on this topic. Whatever the banks are doing to mitigate the situation, it's NOT WORKING.

home prices dropped 8.9% in 4Q 2007

This was just reported in the USA Today (see below). Our sales were slower in 4th quarter for sure, but the 1st 2 months of 2008 are just TERRIBLE. We're off to a rough start here in NE PA. I ran the numbers for January last week, and now am running February (yes I have a few days left but I wanted a preliminary run at it) and February was even worse. OUCH. Waiting for the thaw here! 
 
"WASHINGTON — Consumer confidence plunged to its lowest level since the start of the Iraq war, while wholesale inflation surged to its highest yearly rate in a quarter-century in January, according to Tuesday reports offering fresh evidence the economy is veering toward recession.

If that wasn't enough, a closely watched housing index released Tuesday found U.S. home prices dropped 8.9% in the final quarter of 2007, compared with a year ago. That's the steepest decline in the 20-year history of the S&P/Case-Shiller home price index.

Together, those reports complicate the work of the Federal Reserve, which has been cutting interest rates since September to try to ease a credit crunch in financial markets and bolster business and consumer spending."

Skewed Polls & Cell Phones?

This is summarized from factcheck.org.

 

I found this interesting. Some people worry (okay, poll takers worry!) that people who have cell phones only (no landline) are not included in political polls. Does this skew the results because of the age-related use of this technology?

A recent study indicates that polling results aren’t yet affected very much. The people at factcheck.org say they’re not so sure. The info at factcheck.org is printed below.

I think this makes sense, and if you care about what the polls say it should matter to you. Especially with this year's tight race! 

 

"The most common kinds of public opinion polls long have been conducted by calling a random sample of residential phones. This was OK when nearly every home had a phone, but in recent years a growing number of people, mostly young adults, have decided to use only a cell phone and do without a separate landline in their home.

It’s possible to include cell phones in a poll sample, but it’s expensive, difficult and seldom done. That means a growing number of cell-phone-only persons are generally not included, and their opinions are not reflected in the results we commonly see published."

Pew Research Center for the People & the Press researchers reported  recently little difference between the results from the landline-only sample and the larger group of both landline and cell phone users.

"We doubt that this study will be the last word on this subject, and we think the results of the Pew study include some good reasons to be somewhat skeptical of polling results in general. For one thing, the study illustrates that cell-only users tend to be very different from the landline sample. In the Pew study, the cell-only users tended to be:

* Young: 46 percent of the cell-only sample was in the 18 to 29 age group, compared with 12 percent for landline users.

* Male: Men made up 61 percent of the cell-only sample but only 48 percent of the landline sample.

* Less White: 19 percent of the cell-only sample was black, versus 11 percent for the landline sample. Asians made up 5 percent of the cell-only sample, versus 1 percent of the landline sample.

* More Hispanic: Hispanics (who can be of any race) were 13 percent of the cell-only sample compared with 6 percent of the landline sample.

On some questions the differences in opinions were striking. The authors reported that cell-only respondents were 14 percentage points less likely to say Social Security would be important to their vote and somewhat more likely to say immigration would be important, for example.

Poll-takers worry about what such differences might do to the accuracy of their results, and to public confidence in polling generally. Last year Public Opinion Quarterly devoted an entire special issue to the subject of cell-only users and what to do about them. One article predicted that by the end of 2009 more than 40 percent of adults in the United States under 30 years of age will have adopted a “cell phone only” lifestyle. Another found that telephone surveys using only landline calls underestimate the prevalence of health behaviors such as binge drinking, smoking and HIV testing. A wrap-up article stated that “the possibility exists for very sizable coverage errors associated with young adults in future U.S. general population telephone surveys that do not include the sampling of cell phone numbers.”

There were already plenty of reasons to treat polling results with caution. To cite only the most recent example, poll-takers are still trying to figure out what went wrong with surveys showing Democratic presidential candidate Barack Obama with a big lead just before the Jan. 9 New Hampshire primary, which he lost by 2 percentage points.

Even assuming that poll-takers could achieve a perfectly unbiased, random sample of the entire population, there is inevitably a statistical margin of error. That means that the laws of chance dictate that about 95 percent of the time the results from the sample may differ by, say, 2 or 3 percentage points from the result that would be obtained if everybody in the population were surveyed. By the same token, however, one out of 20 such polls will produce results that are off by even more than the margin of error.

Furthermore, telephone polling has always missed a fair number of persons who don’t have a phone. As recently as 1990, for example, the Census Bureau reported that 5.2 percent of the homes in the U.S. had no telephone, and in several states the figure was 10 percent or more. (In 2000, the Census Bureau said the number without phones had dropped to 2.4 percent but added, “Increased cell phone usage probably played a major role in this dramatic change.”) In addition, poll-takers fret about an increasing number of persons who answer their phones but simply refuse to answer their questions.

That task is becoming more difficult as more Americans do without hard-wired phones, giving the wise citizen one more reason not to put too much weight on any particular finding from a telephone poll" -Brooks Jackson

Electricity: HUGE rate increases coming...

I'm sure you've heard it by now, but word on the street is that electicity prices will rise by as much as 30% in 2010. 

 
Several lawmakers have proposed extending the rate caps for three more years. But that's only a temporary fix, because might go up even more when the caps are again lifted in 2013 or beyond.

The deregulated energy environment allows customers to shop around for the lowest electric rates they can find. I know that's theoretically true, but I personally don't know of anyone who does NOT pay PPL around here. How do you even shop for electricity? In a deregulated environment  we can choose our provider of choice. This may become more common when rates go up, but how do you do this? I've never received a solicitation from another electric provider. 
 
Does anybody know how to shop for electricity?

Fair Housing Violation -- We need to pay attention!


HUD just uploaded this press release to their site. I am the committee chair of our local Fair Housing Committee and also teach real estate licensing courses, and so I am always on the look-out for these kinds of rulings so I can present it in class or to new licensees. Some of the new agents seem to think that fair housing laws are just a technicality... that they don't matter. I'm always emphasizing this is important! We can be fined or worse for violating the law! Read on...

 

 

HUD CHARGES PUERTO RICO CONDO ASSOCIATION WITH VIOLATING THE FAIR HOUSING ACT
Parque de las Flores Condominium Association allegedly refused to offer accessible parking

WASHINGTON - The U.S. Department of Housing and Urban Development announced today that it has charged Parque de las Flores Condominium Association with violating the Fair Housing Act. HUD claims the association refused to provide an accessible parking space to Windy Calderon and her five-year old son who requires a wheelchair. The Fair Housing Act makes it illegal to deny such a request when it is necessary to accommodate a tenant's disability.

HUD's investigation found that in September 2006, Ms. Calderon requested that the condominium association allow her to use one of the handicapped parking spaces reserved for visitors so that she could more easily transfer her son from his wheelchair into and out of her minivan. The association denied her request, stating that the handicapped spaces were for the use of visitors only erroneously citing the American with Disabilities Act. Instead, the condominium association offered Ms. Calderon alternatives that would have required her to leave her severely disabled son unattended either on the sidewalk or in her apartment.

"No one caring for a family member with a disability should have to endure what this mother and her son had to go through," said Kim Kendrick, HUD's Assistant Secretary for Fair Housing and Equal Opportunity. "It's inexcusable that the Board was not willing to modify its policies to provide an accessible parking space for a child with a disability."

A hearing on the charge will be held before a U.S. Administrative Law Judge on May 8, 2008, in Carolina, Puerto Rico, unless either of the parties elects to have the case heard in U.S. District Court. An election to go to district court must be made by March 4, 2008.

Housing discrimination charges heard before an administrative law judge carry a maximum civil penalty of $16,000 for a first offense, in addition to actual damages for each complainant, injunctive or other equitable relief, and attorney's fees. Sanctions can be more severe if a respondent has a history of housing discrimination. Parties also have the right to elect to have their cases heard in federal district court.

Teachers & HUD homes: 50% off!

I am working with a teacher right now who may want to buy a HUD-owned home. I just found this program online that looks perfect for her! I had no idea this even existed before today! It's called Teacher Next Door program, and info is below. If you are working with a teacher, this might help them get into a home...

 

Teacher Next Door is open to any person employed full-time by a public school, private school, or federal, state, county, or municipal education agency as a state-certified classroom teacher or administrator in grades K-12.

The U. S. Department of Housing and Urban Development (HUD) wants to make American communities stronger. The Teacher Next Door (TND) program is designed to further this goal by encouraging teachers* to buy homes in low and moderate-income neighborhoods.
 
The TND program is open to any person "employed full-time by a public school, private school, or federal, state, county, or municipal educational agency as a state-certified classroom teacher or administrator in grades K-12." Participants must certify that they are employed by an educational agency that serves the school district/jurisdiction in which the home they are purchasing is located.

Teachers wishing to purchase a home under the TND program must be in good standing with their employer. Your employer must certify that you are a full-time teacher or school administrator. You don't have to be a first-time homebuyer to participate. However, you cannot own any other home at the time you close on your TND home. You must agree to live in the HUD home as your only residence for 3-years after you move into it.
